Electrical Installation Condition Report EICR

From 1st June 2020 regulations require rental properties with any tenancy created or renewed from this date to have a valid EICR performed by a qualified person. For pre-existing tenancies, this will need to be completed before 1st April 2021.

 

Gas Safety

There is a legal duty to the Landlord to have annual safety checks carried out on the gas appliances they provide for their tenant’s use. Documentation required by law. Safety checks must be carried out by a gas safe registered engineer. Results are recorded in detail on a Gas Safety Certificate with copies provided to the Landlord and Tenant.

 
 

PAT Testing

Portable Appliance Testing (PAT) is a check performed by a competent person on electrical appliances to ensure they are safe to use. This is a visual test with a device used to assess the polarity, insulation etc. of the appliance.

 

Energy Performance Certificate

A report providing an A-G rating (A being ‘Very Efficient’ and G being ‘Not Very Efficient’) of the overall energy efficiency rating of a property via details such as; Size of the living space, Construction type of the property (e.g., timber, brick etc.), Insulation, Lighting. Heating system and controls

 
 

Legionella Risk Assessment

Legionnaire’s disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing ‘Legionella’. Legionella is found in domestic hot and cold water systems (tanks, pipework, showerheads etc.). They survive in low temperatures between 20-45°C.

 
 

Smoke & Carbon Monoxide Detectors

From 1st October 2015, regulation was passed that all rental properties require Landlords to install smoke and carbon monoxide alarms as required.

 

Fire Safety Regulations

The Furniture and Furnishing Regulations 1993 apply to all soft furnishings provided by Landlords within rental properties. Soft furnishings within the property must meet fire resistance requirements, these types of furnishings include, but are not limited to, mattresses, sofas, cushions, garden furniture, curtains etc. Furniture manufactured since March 1989 will comply with these regulations.

 
 

Blind Cord Safety Regulations

Regulations imposed 31st March 2014 placed obligations on manufacturers and Landlord’s to supply blinds in line with the below requirements, in the interest of child safety. This measure was introduced to reduce hazards caused by blinds with cords or chains.
